What Are The Purpose And Responsibilities Of The ARC?
An association's CC&Rs typically require association approval before a person makes any physical changes to the outside of their property. The committee that is responsible for overseeing modifications, additions, or alterations to lots is most commonly referred to as the Architectural Review Committee (ARC).
The main responsibility of the ARC is to review plans and specifications for proposed improvements or changes to a homeowner's property. Requests are approved or denied based on the guidelines found in the CC&Rs for the community. The ARC also helps the HOA board members by ensuring that all homes within the community are following the guidelines stated in the governing documents regarding exterior maintenance. Members of the ARC meet on an as-needed basis to review homeowner requests to discuss compliance of the request
and discuss any architectural or maintenance problems. The ARC helps keep the community looking uniform, orderly, and well maintained. This guarantees that homes within the community will retain their property values, and that the community will stay looking nice over time.
What Is The Process Of Filing An ARC Request?
1. Review the ARC Guidelines.
2. Complete the submission form and send it to the ARC, along with any supporting documentation, sketches and pictures as need. You do not need to submit the request through the Red Rock portal site (avoiding the processing fee!).
3. Once the ARC receives the request, a representative of the ARC will contact the homeowner directly with the status of the request within 15 days. If the request came through the Red Rock portal site, the status will be updated accordingly.
